The project includes a distance modification to allow the aboveground propane tank to be located within 500 feet of a residential land use category and 50 feet of the eastern property line, pursuant to Section 22.30.020.D. The project site is located at 6240 Monterey Road within the Industrial land use category in the community of San Miguel, approximately 2,000 feet south of Wellsona Road, in the Salinas River Sub-Area of the North County Planning Area.

Reasons for Exemption
The project includes an aboveground 30,000-gallon propane tank and support appurtenances within the Industrial land use category with access to an existing roadway network that is adequate to serve the project. The applicant has designed the project to minimize site disturbance with a reasonable area of approximately 2,200 square feet of the 27,000 square-foot parcel. The project area is located within the Salinas River Sub-area of the North County Planning Area, and is subject to the applicable sub-area standards outlined in County Code Section 22.94.082. The proposed propane tank is an allowed use in the Industrial land use category.
The project is small in nature and is not expected to produce a visual impact as viewed from neighboring residences or the public right-of-way. Further, the propane tank will be blocked by vegetation along the fencing in the perimeter of the property line.
The project will not remove trees. Additionally, there are no known occurrences of special-status plant species within the project area.
