The proposed change would serve an expanded food menu to approximately 4,663 square feet of existing visitor-serving floor area in the existing hospitality building. The increased food service area from 800 to a total of 4,663 square feet would remain incidental to the 37,389 square foot winery and wine tasting facility.

Reasons for Exemption
This project is comprised of an increase to food service area within existing visitor-use floor area, within in an established winery in Agriculture land use with an existing commercial kitchen. The proposed increase to the 800 square foot maximum allowed by ordinance requires modification to the standard to be authorized through Conditional Use Permit. No grading or site disturbance is required to establish the new menu and larger service area, and no increase in traffic or building occupancy will result. The new, larger service area of 4,663 square feet will remain incidental to the overall visitor-serving use, as intended. It can be seen with certainty that no significant impacts will result from the project approval.
