Document Description
The Project is a request to increase the food service floor area from the 800 square foot maximum allowed in Agriculture land use category under 22.30.570.A.1.(c). The proposed change would serve an expanded food menu to approximately 1,608 square feet of existing visitor-serving table space and create a new 147 square foot deli counter area within existing floor area to provide “grab and go” sandwiches and pre-packaged foods prepared in the existing 554 square foot commercial kitchen. The increased food service area from 800 to a total of 1,758 square feet with expanded menu options would remain incidental to the 24,800 square foot winery and wine tasting facility.

Reasons for Exemption
This project is comprised of an increase to food service area within existing visitor-use floor area, and increased menu items offered, within in an established winery in Agriculture land use with an existing commercial kitchen. The proposed increase to the 800 square foot maximum allowed by ordinance requires modification to the standard to be authorized through Conditional Use Permit. No grading or site disturbance is required to establish the new menu and larger service area, and no increase in traffic or building occupancy will result. The new, larger service area of 1,758 square feet will remain incidental to the overall visitor-serving use, as intended. It can be seen with certainty that no significant impacts will result from the project approval.
