Reasons for Exemption
The City of San Diego determined that the project would qualify to be categorically exempt from CEQA pursuant to 15332, In-Fill Development; and where the exceptions listed m Section 15300,2 would not apply. CEQA Section 15332 allows for infill development where projects meet the specified conditions which are substantiated as follows: The proposed remodel and addition to the existing single-family residence, as well as the construction of three new dwelling units would be consistent with the applicable general plan designation and all applicable general plan policies as well as with applicable zoning des1gnatIon and regulations. The proposed development is located Within the City of San Diego city limits. The 0.15-acre (6,749 square feet) lot does not exceed more than five acres and the site Is surrounded by urban uses, including residential development and lnterstate-5. The site Is ma highly urbanized area and has no value as habitat for endangered, rare or threatened species. The project would comply and meet required federal, state and local regulations and therefore approval would not result many significant effects relating to traffic, noise, air quality, or water quality. Furthermore, the site Is adequately served by all required utilities and public services. The site is not included on any 11st compiled pursuant to Government Code Section 65962.5 for hazardous waste sites.
