Document Description
This project subdivides the existing ±14.22-acre (619,423 sq ft) parcel into two new parcels. Parcel 1 will be ±6.80-acre (296,208 sq ft) and contain the existing 132,850 sq ft light industrial building with loading docks and ancillary office space. Parcel 1 will have a 30-ft-wide ingress/egress easement for the benefit of Parcel 2. Parcel 2 will be ±7.41-acre (322,7780 sq ft), L-shaped, and encompass the access from Cader Lane, a truck parking and maneuvering area for the benefit of Parcel 1, no-build areas from which future structures will be restricted, and areas designated for future development of structures. The surface parking on both parcels will be shared under a reciprocal easement and maintenance agreement (REMA) for shared access, parking, surface drainage, private wet and dry utilities, and landscaping, providing for shared maintenance responsibilities exclusive of the existing building and any future buildings that may be constructed.

Reasons for Exemption
The project is Categorically Exempt from the California Environmental Quality Act (CEQA) pursuant to Section 15315, Class 15–Minor Land Divisions – of the CEQA Guidelines. The project consists of the division of property into four or fewer lots that: (a) are in conformance with the Petaluma General Plan, Petaluma Municipal Code (PMC) Chapter 20 and Implementing Zoning Ordinance (IZO); (b) does not include application for variances or exceptions; (c) has existing services and access conforming to local standards; (d) was not involved in a division of a larger parcel within the previous 2 years; and (e) does not have an average slope greater than 20 percent. Therefore, the project is exempt from CEQA pursuant to Section 15315. Additionally, none of the exceptions set forth in CEQA Guidelines Section 15300.2 apply that would preclude the project from using the categorical exemption.
