Document Description
A Use Permit request to allow for the construction of an intermediate freestanding commercial telecommunication facility designed as a mono-eucalyptus, 85-feet in height. The request also includes construction of a 30KW backup generator with a 56-gallon fuel tank, within a 393.75-square-foot lease area enclosed within an 8-foot-tall chain link fence, and development of underground power and telecommunication conduits within the Riparian Corridor on a 238.58-acre parcel.
The use is consistent with the Sonoma County General Plan and Sonoma County Zoning Code. The project parcel is within the LIA 60 land use designation in the Sonoma County General Plan, which is intended to provide for agricultural uses, the proposed telecommunication facility however is compatible as a secondary use on this property and will not interfere with agriculture on this property.
The LIA (Land Intensive Agriculture) Zoning District allows for telecommunication facilities with an approved Use Permit.

Reasons for Exemption
The proposed project is categorically exempt from the provisions of the CEQA Guidelines pursuant to the Provisions of Title 14 of the California Administrative Code, Section 15303(e) (New Construction or Conversion of Small Structures), which provides for the construction of small structures. The project proposes development of a telecommunication facility within a 393.75-sqft lease area, with access utilizing an existing driveway. Development of underground conduits within the Riparian Corridor is not anticipated to cause any adverse impacts. There are no facts or circumstances specific to this project that would support an exception to the categorical exemption.
