Document Description
The project includes the legalization of an existing 385-square-foot accessory structure located a • the rear of the existing single-family dwelling that is being used to house mechanical equipment and support solar panels installed on its roof. No new construction, alterations, or demolitions are proposed. The overall height of the accessory structure is 13 feet, as measured from the top of the covered patio to the top of the accessory structure; together, the patio and accessory structure that sits on top of it are approximately 30 feet in height. The accessory structure is also within the maximum envelope height of 36 feet that is permitted for hillside lots in the RE15 zone that contain roofs with a slope of 25-percent or greater. The project site is improved with a two-story single-family dwelling and attached three (3)-car garage, along with a swimming pool and spa in the rear yard. Per the plans submitted by the applicant, the existing single family dwelling comprises approximately 5,594 square-feet. The plans submitted with the application indicate that grading had previously taken place in the area where the accessory structure is located and had been approved in conjunction with LADBS permit no. 09020- 20000-02161; this work resulted in 58 cubic yards of soil cut and export, with zero (0) cubic yards of fill or import. The Applicant also obtained a Grading Pre-Inspection, which was completed on August 6, 2018, under LADBS permit no. 18030-10000-05207. No trees are proposed for removal. The project also includes the legalization of a reduced lot area for a site where a lot cut was completed on January 15, 1964, resulting in a 5,298-square-foot lot, which is less than the minimum lot area of 11,000 square-feet otherwise required for a lot in the RE11 Zone (the site has undergone a zone change since that time and is now in the RE15 Zone).
