Document Description
Request to subdivide a 9.60± acre parcel into three parcels, ranging from 3± to 3.42± acres in size, in the General Agriculture (A-2-3) zoning district. The current parcel is planted in walnut trees and is improved with a 862± square-foot single family dwelling, 359± square-foot shed, 2,400± square-foot agriculture storage building along with a 1,344± square-foot roof only pole barn. If approved, proposed Parcel 1 will be improved with the existing 359± square-foot shed, will continue to be planted in walnut trees and, have a proposed 15-foot-wide private access and utility easement along the east property line. Proposed Parcel 2 will be improved with the existing 862± square-foot home, 2,400± square-foot agricultural storage building, 1,344± square-foot roof only pole barn, walnuts trees, and a proposed 30-foot-wide private irrigation easement for the benefit of proposed Parcel 1 along the south property line. Proposed Parcel 3 will continue to be planted in walnut trees and a proposed 40-foot-wide private irrigation easement for the benefit of proposed Parcels 1 and 2 along the south property line, and a proposed 10-foot-wide Irrevocable Offer of Dedication (IOD) for Richardson Road along the east property line.
If approved proposed Parcels 1 and 3 could be developed with one single-family dwelling and one accessory dwelling unit (ADU) per parcel; in addition, to accessory structures associated with the single-family dwellings or use of the property in accordance with Stanislaus County Zoning Ordinance Section 21.20.020(B). If approved proposed Parcel 2 will have the existing single-family dwelling on-site and could be developed with one ADU, Section 20.52.170 Lots – Access, of the Stanislaus County Subdivision Ordinance requires that all parcels front with access on a County-road if less than 20 gross acres in size. All three proposed parcels will have direct access from County-maintained roads: proposed Parcel 1 will take access from Webster Avenue, proposed Parcel 2 will take access from Gold Run Drive, and proposed Parcel 3 will take access from Richardson Road. Proposed Parcel 2 is currently served by an existing private domestic well and septic system. If developed in the future, proposed Parcels 1 and 3 will also be served by private utilities.
