Reasons for Exemption
The City reviewed the environmental impacts of the proposed Project pursuant to the California Environmental Quality Act (Public Resources Code §§ 21000, et seq. “CEQA”) and the regulations promulgated thereunder (14 Cal. Code of Regs. §§ 15000, et seq., the “CEQA Guidelines”). The proposed Project consists of an in-fill development that is consistent with the applicable general plan designation, general plan policies, as well as with the applicable zoning designation and regulations. The Project Site is less than five acres, surrounded by urban uses and has no value as habitat for endangered, rare, or threatened species. The Project would not result in significant negative effects related to traffic, noise, air quality, or water quality and it can be adequately served by all required utilities and public services. Accordingly, the activity is exempt from further review pursuant to CEQA Guidelines Section 15332 (In-Fill Development Projects).
