Document Description
The Design Site Review Agreement is for approval of a new Chevron fueling facility that will be located on an approximately 1.4-acre vacant lot. The scope of the project includes the development of a 3,870 square-foot fuel canopy with six (6) multi-product dispensers, for a total of 12 vehicle fueling positions, and a 4,022-square-foot convenience store, in substantial compliance with the approved project plans dated September 10, 2025. The proposed site improvements include new asphalt paving to support 14 surface parking stalls, including two (2) ADA stalls, four (4) electrical vehicle (EV) parking stalls, a trash enclosure, an air/water unit, exterior lot lighting, stormwater improvements, and landscaping.

The proposed project is categorically exempt from environmental review in accordance with Sections 15303 and 15305 of the California Environmental Quality Act (CEQA) Guidelines and Placer County Code Section 18.36.050 (Class 3 – New construction or conversion of small structures) and Section 18.36.070 (Class 5 – Minor alterations in land use limitations) because construction of a new fueling facility is an exempt project under Class 3 and approval of a design site review agreement is an exempt action under Class 5 that would not result in the creation of any new parcel. The Zoning Administrator will be required to make a finding to this effect.
