Document Description
The Regency Centers Redlands Marketplace Project (Proposed Project) includes the construction and operation of a shopping center on undeveloped parcels located at the northeast corner of West Lugonia Avenue and Tennessee Street, on approximately 356,152 SF (8.18 acres) of land. Proposed structures include four pad buildings for shops designated for retail or food service uses, a major market tenant, and a drive-through facility totaling 70,200 SF of commercial space. Other site improvements include a parking lot, accessory structures, landscaping, and a plaza space. The Project site is currently within the East Valley Corridor Specific Plan Special Development (EV/SD) District. The Project proponent proposes a Specific Plan Amendment to remove the project from the East Valley Corridor Specific Plan and a Zone Change to establish the site’s zoning as General Commercial (C-3). The C-3 zoning designation allows for a broad range of commercial uses. The Proposed Project also includes a request for Conditional Use Permits for a drive-through restaurant, and for alcoholic beverage sales within the major market tenant space as required by the General Commercial zoning district.
