Document Description
Construct 132 attached 3-story townhomes and related infrastructure on an approximately 9.84-acre project site, with approximately 0.98 acre of off-site improvements. The proposed project would include 22 buildings with six units each, with residential units ranging from 1,275-square-foot units with 2 bedrooms and 2.5 bathrooms to 2,268-square-foot units with 4 bedrooms and 3.5 bathrooms. The proposed buildings would have a total footprint of approximately 129,800 square feet and a total building area of approximately 357,710 square feet. The proposed project would also include new internal private streets and driveways, pedestrian walkways, landscaping, common open space and recreation areas, bioretention and stormwater drainage features, lighting, and utility improvements. A total of 298 vehicle parking spaces would be provided, including 264 in-unit garage spaces, 32 on-street spaces, and 2 Americans with Disabilities Act accessible spaces; 24 long-term bicycle parking spaces would also be provided. Off-site improvements would include construction of curbs, gutters, sidewalks, pavement, curb ramps, fire hydrants, sanitary sewer mains, water mains, and storm drain mains. Up to 71 trees are proposed for removal, including up to 52 protected trees, and approximately 202 replacement trees would be planted.
