Reasons for Exemption
In accordance with the State CEQA Guidelines and Section 15303, Class 3 of the State CEQA Guidelines, projects involving the, “construction and location of limited numbers of new, small facilities or structures” may be found to be exempt from the requirements of CEQA. This proposal includes the construction of three attached residential condominium units comprised of a total of 6,957 square-feet of habitable area with each unit providing a two-car attached garage, and subdivision of the existing lot into four lots (three residential units and one common area) on a 7,312 square-foot vacant site, which is consistent with the construction of small structures and other allowances by the Class 3 exemption. No Exceptions to the Exemptions (Section 15300.2) apply to defeat the exemption. Therefore, the Planning Commission has determined that there is no substantial evidence that the project will have a significant effect on the environment, the project is categorically exempt from the provisions of CEQA, and there is no requirement to prepare an environmental document.
