The project would demolish existing on-site structures and construct a new 8-story, 87'-10" in height mixed-use development, consisting of 455 dwelling units (including 91 Low-Income units), approximately 10,098 SF of retail space, approximately 7,707 SF of medical office space, and approximately 473 vehicle parking spaces. The project proposes the removal of one street tree in the public right-of-way, which would be replaced with a minimum of two new street trees. In total, the project proposes to provide approximately 121 trees on-site or in the adjacent public right-of-way.

As a housing, development project on a Lower Income Rezoning Housing Element Site with at least 20% of the units affordable to Lower Income. households, approval of the project is ministerial per Government Code Section 65583.2(h) & (i) and therefore statutorily exempt from-additional environmental review under CEQA.
