Document Description
The Project intends to develop a new community college campus to serve the residents of the greater Tehachapi area. The campus will be developed in phases: • Phase 1: Consists of a combined total of 19,320 square feet of general education instructional buildings with four modular buildings, a 375 square-foot storage building, a 174-space parking lot, pathways, landscaping, a proposed on-site stormwater retention basin and 20 foot drainage easement, and other internal infrastructure. • Phase 2: Includes the development of an approximately 39,000 square-foot two story classroom building. The four modular buildings will be removed when the permanent classroom building is completed. Construction: Phase 1 buildout will take approximately four months. Phase 2 building may take approximately one year to complete. Therefore, full buildout of the campus will take approximately 16 months. It is anticipated that the following pieces of equipment would be used during construction activities: • Roller • Loaded trucks • Excavator • Generator • Service truck • Air compressor Operation • At full buildout, the general education building with up to seven classrooms will be available and are expected to serve on average 200 to 300 students per day. Maximum enrollment at the campus would be up to approximately 500 students. • Classes are expected to be held Monday through Thursday, typically between 11 am and 8 pm. It is expected that seven employees will also regularly work out the instructional facilities. To maintain the facility, three employees will be dedicated for maintenance and operations Entitlements: • Rezone the subject parcels from the M-1 (Light Industrial) conventional zone district to the SD-2 (Special District) transect zone district.
