Document Description
The project site is located on the west side of Tyrella Avenue, between East Middlefield Road and Gladys Avenue, within central Mountain View. The site is generally rectangular in shape and is composed of two lots, APN# 160-32-007 and 160-32-006. The project is a housing development that utilizes State Density Bonus Law and associated waivers. The project proposes to demolish the three existing residential structures on-site (totaling five existing units) to construct a new four-story residential condominium building which includes one-level of underground parking to accommodate a total of 47 parking stalls. The project includes 47 residential condominium units, including five affordable units reserved for very low-income households. The project proposes a 31% density bonus and waivers to height, FAR, setbacks, and site coverage. Vehicular access to the one-level of underground parking is available from Tyrella Avenue. The primary pedestrian entrance to the site is also accessed from Tyrella Avenue. The ground floor consists of lobby area, residential units, two courtyards, a paseo, and other utility/service areas. The proposed residential building would be approximately 68,500 square feet in size and would have a maximum height of 54 feet. The site would be developed at a floor area ratio (FAR) of 1.548. The City of MV has determined that the project qualifies for a Categorical Exemption under CEQA in accordance with Section 15332 Infill Exemption.
