Document Description
The subject site had previously had three (3) mobilehomes that were destroyed in a fire. Demolition permits were submitted in 2024 (A2403183, A2403176, and A2403171). The Applicant is requesting to replace two (2) of the three (3) with 27x56 double wide mobilehomes. These mobilehomes are larger than the previous ones that were in existence on a 29.86-acre parcel in the R-A-217 (Rural Residential – 270,000 square foot minimum) Zone. The Applicant and their family are the beneficiaries of the Project.

Reasons for Exemption
Project is categorically exempt, consistent with the California Environmental Quality Act of 1970 (CEQA) and the State CEQA Guidelines, pursuant to Title 14, Cal. Code Regulations Section 15302 Replacement or Reconstruction. The basis for the exemption is all structures being replaced are on the same site and will substantially have the same purpose and capacity of the units being replaced. Therefore, the lead agency concludes that the proposed Project fits under the exemption as it is consistent with the Tulare County Zoning Ordinance and General Plan.
