New Lease Agreement with 4 Gen Logistics, L.L.C. (4 Gen or
Lessee) for use of approximately 264,549 square feet of paved, fenced land with a 480 square foot modular office building with
raised foundation and appurtenances located thereon. The property will be used for storing chassis and containers on chassis,
either loaded or unloaded, and parking of road-worthy trucks, including road-worthy trucks owned by Lessee, with loaded or
unloaded containers on chassis. The Lease shall commence upon signature by the Port’s Chief Executive Office and expire July
31, 2032.

features involving negligible use. 4 Gen currently holds a lease (HD-9461) with the Port to operate 4.29 acres of land on Pier S West
(200 Pier S Avenue) for parking of Lessee-owned street trucks with loaded/unloaded container on chassis, storage of chassis, and use
of electric charging stations for charging of Lessee-owned zero emission electric trucks.
