The proposed project is to subdivide two (2) existing parcels into four (4) parcels. The project conforms with the General Plan and Zoning and Development Code. The subdivision occurs within city limits on a site no more than five acres, and the site does not have any value as habitat for endangered, rare or threatened species. Approval of the project would not result in any significant effects relating to traffic, noise, air quality, or water quality. Lastly, the site can be adequately served by all required utilities and public services.
