Document Description
The Walmart Fueling Station project proposes development of a 1,621-square-foot convenience store, a 6,312-square-foot fuel canopy with 10 pumps (20 fueling positions), and associated site improvements including parking, landscaping, pedestrian circulation, and lighting. The project will occupy approximately 1.48 acres on a portion of the existing Walmart property at 82491 Avenue 42 (APNs 610-330-020 and 610-330-021). The site is designated and zoned Regional Commercial. A Lot Line Adjustment is required to align the project boundary with the proposed improvements. Three underground fuel storage tanks are included, along with conditions addressing tree preservation and replacement. The project is processed under Planning Review Case No. PLAN-PRD-24-0005, Conditional Use Permit Case No. PLAN-CUP-24-0002, and CEQA Consistency Checklist Case No. PLAN-ER-25-0012

The project is consistent with the development density and land use designation established by the City of Indio General Plan 2040, for which an Environmental Impact Report (SCH No. 2015081021) was previously certified. The project would not result in new or more severe environmental impacts than those analyzed in the General Plan EIR. Therefore, pursuant to CEQA Guidelines §15183, no further environmental review is required.
