Document Description
The project proposes to demolish three buildings that are in deteriorating and unsafe conditions and that would incur significant costs and risks to repair. The buildings include a 3,300 square-foot, three-bedroom, single-family residence; an approximately 1,000 square-foot cottage and workshop building; and a detached garage structure. The single-family residence was constructed in 1982, and the cottage and workshop building and garage appear to have been constructed in the 1920s. The buildings to be demolished are located at 10 Tehan Canyon Road (APN 941-1900-03) and 20 Tehan Canyon Road (APN 941-2300-1-10). Tehan Canyon Road is a private road that leads south from Foothill Road in Pleasanton, CA. The buildings are located within a canyon on a south-facing slope within a mixed grove of oak and California bay trees adjacent to Tehan Creek. Demolition is anticipated to begin in the fall 2025 after nesting bird season and would take approximately 3-5 weeks. Demolition activities, including waste disposal and recycling of materials, will be implemented in accordance with applicable protocols and East Bay Regional Park District (Park District) technical specifications for demolition to reduce temporary noise, air quality, and traffic impacts. The Park District will follow Bay Area Air Quality Management District (BAAQMD) regulations for dust control and waste disposal at certified disposal locations. Demolition activities would be limited to standard work hours. Demolition would include a laydown and staging area for equipment. Typical equipment used for demolition can include a dumpster, backhoe, bulldozer, wheel loader and skid steer. Access to the project site would be along Tehan Canyon Road. A historical resources evaluation was conducted, including an architectural recording and archaeological survey, which determined that the buildings are not eligible for the California Register of Historical Resources or the National Register of Historic Places, that no archaeological resources were found during the survey, and that the project area does not appear to contain historical resources as defined in CEQA § 15064.5.

The project would not add any new facilities or involve work outside of previously disturbed areas. Minor alterations to land which do not involve removal of healthy, mature, scenic trees except for forestry or agricultural purposes. The project would not remove any trees.
