The project includes addition area that does not result in an increase of more than 50 percent of the floor area of the structures before the addition, or 2,500 square feet. Additionally, the project does not introduce excessive massing or scale and is compatible with developed hillside properties in the proximate neighborhood. No protected trees are impacted, and the alteration and grading of major slopes will not be needed due to the project’s proposed location on the existing flat pad. The project is not in conflict with or potentially detrimental to public health, safety or welfare, or other community standards, and conforms with all other ordinances and regulations of the city.
