Reasons for Exemption
The proposed project to demolish 600± square feet (sf) of the existing single-family residence, remodel the remaining portion, construct a 4,001± sf portion of the existing single-family residence with a garage and guest cottage, a fence and courtyard, install a propane tank, rooftop solar panels, a trash enclosure, pave the driveway, and upgrade the septic system meets the criteria for a Categorical Exemption from the California Environmental Quality Act (CEQA) under California Code of Regulations Sections 15301 and 15304 for Existing Facilities and Minor Alterations to Land. The project includes minor alterations to land by grading on land with a slope of 5 percent, installing water efficient landscaping, and filling of earth with engineered fill that is either imported or repurposed cut. The project involves demolishing the existing facility and constructing an addition that is served by the North Gualala Water Company, Gualala Community Services District, and a publicly maintained road. The project site is greater than 50 feet from an environmentally sensitive habitat area, and no resources would be impacted. In addition, the project includes altering the interior and exterior of the existing facility.
