Document Description
Consider a request from the applicant for approval of a variance to allow for construction of an 8-panel multi-tenant freestanding monument sign for the Auburn Ravine Shopping Center. The proposed multi-tenant freestanding monument sign will be 10-feet-wide by 12-feet tall. The sign area is 100 square feet and will contain 8 panels that are each 48.25 inches long by 26 inches high for tenant establishment names. The proposed sign will replace the existing 9-panel freestanding monument sign located in the frontage along Lincoln Way. The new sign will be located in the vicinity of the existing sign on the west end of the shopping center site in the parking area (one parking space). (The replacement sign will not encroach on the 44-foot highway easement or into the 10-foot PG&E easement.)

The proposed project is categorically exempt from environmental review in accordance with Sections 15303 and 15305 of the California Environmental Quality Act (CEQA) Guidelines and Placer County Code Sections 18.36.050 (Class 3 – New construction or conversion of small structures) and 18.36.070 (Class 5 – Minor alterations in land use limitations) because the proposed construction of a freestanding, multi-tenant monument sign is an exempt project under Class 3 and adjusting a setback is an exempt action under Class 5 that would not result in the creation of any new parcel. The Zoning Administrator will be required to make a finding to this effect.
