The project involves adding a 592 square-foot second floor on the east of the house above a 183 square-foot one-story addition and a proposed 797 statewide-exempt Accessory Dwelling unit. The existing 252 square-foot porte-cochere that attaches the existing garage to the main house is also being converted to habitable area. No protected trees are proposed for removal and the addition will not introduce new view impacts, excessive massing, and bulk due to the project's design, compliance with the City's development standards, and siting characteristics. The project falls within the Class 1 categorical exemption because the addition is less than 50 percent of the floor area of the applicable structure before the addition, and is also less than 2,500 square feet.
