Document Description
The demolition of all existing structures at an existing service station site, including the existing 240-square-foot service station building, two service station islands with four fuel dispensers and eight pumps, canopy, and fuel dispensing system. The proposal includes the construction of a new 2,000-square-foot multi-tenant commercial building with two tenant spaces: a 1,000-square-foot convenience store, operating 24 hours a day, and offering alcohol sales for off-site consumption, and a 1,000-square-foot cafe/restaurant with an associated 290-square-foot outdoor dining area. Additionally, the project includes a new fuel canopy with three services station islands with six fuel dispensers and twelve pumps (expanding from the existing eight),
upgrades to the fuel dispensing and storage system, and various site improvements, including landscaping, lighting, trash enclosures, and enhancement to the public right-of-way.

located in a fully urbanized area and would not result in significant cumulative impacts. The project is transit-accessible, does not involve unusual circumstances, is not located on or near a designated state scenic highway or hazardous waste site, and does not involve any structure eligible for historic designation. The subject building was evaluated as part of the Citywide Commercial Historic Resources Survey in 2016 and found ineligible for historic designation. Therefore, the site is not considered a historical resource for the purposes of CEQA, and the project qualifies for a categorical exemption under Class 32 (Infill Development Projects).
