The City of San Diego determined that the project would qualify to be categorically exempt from CEQA pursuant to Section 15303; and where the exceptions listed in Section 15300.2 would not apply. The project meets the criteria set forth in CEQA Section 15303(a) which allows for construction and location of one single-family residence, or a second dwelling unit in a residential zone. This exemption is appropriate since the project is the subdivision of one parcel into two parcels and construction of a new three-story dwelling unit with attached garage and ADU. The site is not included on any list compiled pursuant to Government Code Section 65962.5 for hazardous waste sites
