Document Description
The project is a parcel map to subdivide a 10.09-acre parcel into two (2) parcels of 6.74-acres (Parcel 1) and 3.35-acres (Parcel 2). The property is developed with a one-family residence, a detached accessory dwelling unit(ADU), and an in-ground pool. The one-family residence, detached ADU, and in-ground pool would be located on proposed Parcel 1. Proposed Parcel 2 would be available for future development of uses permissible under the R-R-T-BA-3 zoning districts.
The project would require improvements, including the construction of a 20-foot-wide chip seal surface over the existing Rae Lane road bed and extending approximately 1,163 feet from Old Alturas Road to the proposed driveway for proposed Parcel 2; two roughly 40-foot long trenches from an existing 6-inch waterline for the installation of a new fire hydrant and water meter on proposed Parcel 2; and a new fire engine turn-around at the terminus of the proposed driveway and within the existing road way. The proposed parcels would each be served by either existing or proposed onsite wastewater systems and potable water from the Bella Vista Water District.
