Reasons for Exemption
The proposed project is categorically exempt from the provisions of the CEQA Guidelines pursuant to the Provisions of Title 14 of the California Administrative Code, Section 15303, which provides for the placement of a single-family residence in a residential zone. The proposed project includes construction of a new 1,800 sq ft single-family dwelling with attached garage including associated grading and septic system improvements. The parcel is currently vacant and does not contain any other residential uses on-site. Much of the parcel is clear of vegetation due to disease or previous storm damage. The application includes measures to shield the residence
from view from Highway 1, as well as re-establish vegetation on the subject parcel.
There is no reasonable possibility that the project would have a significant effect on the environment. No exceptions listed under Section 15300.2 apply.
