Document Description
The proposed project requests approval of a minor land division to subdivide an existing 10.7 acre parcel into four parcels consisting of 2.79 acres (Parcel 1), 2.63 acres (Parcel 2), 2.63 acres (Parcel 3), and 2.66 acres (Parcel 4). Proposed Parcel 1 is developed with a single-family residence that was constructed in November of 2023. Access for each parcel would be from Golden Spur Drive, a paved 24-foot-wide private road, located off of Eureka Road. Each lot would have individual onsite septic disposal systems for sewer service and would connect to San Juan Water District for water service. All development is required to comply with Placer County development standards including the Land Development Manual, Zoning Ordinance, and California Building Codes.
