Document Description
The proposed Airport Redevelopment Project is a conceptual development plan, or master plan, that would develop the 54-acre former airport site with a mix of uses, potentially including but not limited to healthcare facilities, multifamily housing, a hotel, retail, restaurants, and open space. The Project would be developed with both active and passive transportation users in mind, with roadways and parking for vehicles and bicycles, sidewalks, and off-street pedestrian walkways, as well as new sewer, water, energy, and drainage infrastructure throughout. Project phasing would be dependent on, and sequenced through, acquisition of properties by future developers as they become available. To meet this need for flexibility, the Project Area is divided into three Planned Development Zone Districts as described below. The districts allow a variety of uses and provide guidance to the development and design of the architecture, public open space, streets, parking, pedestrian and commercial retail experience. • Zone District 1 - Mixed Use Zone includes multifamily, mixed-use multifamily, hotel, and commercial buildings. Access is from Vallejo Avenue, Manzanita Avenue and future 18th Avenue (13.20 acres). • Zone District 2 - Primary Commercial/Wellness Zone includes commercial and commercial mixed-use residential uses, a hospital or health clinic and medical offices, public open space, and a public market. Access is from 18th Avenue, Old Highway 53, 18th Avenue, North and South Market Streets, and Festival Street (35.29 acres). • Zone District 3 - Heavy Commercial Zone includes commercial retail and drive- through restaurants, gas stations and possible truck fueling station. Access from South Market Street (5.86 acres).
