Document Description
The 2128 Oxford Street Mixed Use Project (hereinafter referred to as “the modified project”) would involve changes to the previously approved original project considered under the 2128 Oxford Street Mixed-Use Project Final Environmental Impact Report (Final EIR). The modified project, like the original project, is a proposed mixed-use development in Downtown Berkeley and is on the same project site as the original project. Similar to the original project, the modified project’s primary street frontage for commercial uses would be along Center Street; however, the modified project would remove a rooftop commercial space and accompanying street-level entrance. The main building entrance for the residential use would remain on Oxford Street. Similar to the original project, the existing structures on the site would be altered or demolished to accommodate the modified project, as detailed in the Final EIR for the original project. The modified project would alter some additional components of the original project, including an increase in building height, elimination of subterranean parking levels and spaces, decrease in residential units, decrease in affordable units, increase in residential square footage, decrease in retail square footage, and increase in bicycle parking. The proposed modifications would change the proportion of commercial uses to residential uses, but would not change the overall mixed-use residential use of the originally evaluated project. Additional differences between the original project and the modified project include architectural design and materials such as exterior façade design and materials, balcony and railing design and location, and storefront door and window design and location. The modified project would include updated sustainability features pursuant to 2022 California Green Building Standards Code and LEED Gold equivalent, including low-flow fixtures, air source heat pump water heaters, on-site stormwater management, and all electric building systems. Site preparation, general construction methods, and utility connections would remain similar to the original project.
