Document Description
The City of Calipatria is developing the Eastside Specific Plan to stimulate residential and mixed-use development in the city's underutilized eastern half, addressing longstanding housing stagnation since 2011. Guided by the goals of the Cycle 6 Housing Element, the plan identifies and rezones key areas on the eastern half of the city to support a range of residential, commercial, and light industrial uses while ensuring compatibility with surrounding neighborhoods. Existing commercial, industrial and multi-family zones will be changed into new RC (Residential Commercial Mixed-Use), RI (Residential Industrial Mixed-Use), and Cl (Commercial Industrial) zoning designations. Importantly, the plan does not approve specific projects but establishes a regulatory framework that supports future development while requiring full compliance with adopted mitigation measures and all federal, state, and local requirements.
