Document Description
On January 21, 2026, the City of Lakewood Development Review Board approved revisions to the previously approved project (SCH: 2022050033), including increases to building areas, exterior building architecture, addition of the west guard house, revised landscaping, and the addition of an 8-foot tall perimeter security fence, subject to the findings, CEQA exempt determination based on Section 21080.69 of the Public Resources Code and the related modifications to the conditions of approval (dated 3/1/2023), with the remainder of the conditions of approval (dated 3/1/2023), to continue and be incorporated. The Revised Project is proposed to construct and operate 512,216 square feet of "Advanced Manufacturing" uses (an overall increase of 137,216 SF) on an approximately 20.66-acre site (gross).

Reasons for Exemption
The proposed buildings are in the M-2 zoning district, which is exclusively limited to industrial uses. Additionally, these buildings will be used exclusively for "Advanced Manufacturing" land uses. The Project is not located on natural and protected lands, as defined pursuant to Section 21067.5. The site is an infill site that is vacant and fully graded with existing building pads. The site is also not located on a hazardous waste site listed pursuant to Government Code Section 65962.5. Therefore, the Project is exempt from any further CEQA review pursuant to Public Resources Code Section 21080.69.
