Document Description
The project proposes Tentative Parcel Map No. 21015 (File No. PMTT25-005) to consolidate 248 parcels and subdivide them into six numbered parcels and six lettered parcels to accommodate up to 1.9 million square feet of industrial uses. The Ontario Plan 2050 Supplemental EIR (TOP 2050 SEIR) contemplated and analyzed this use (i.e., development of up to 1.9 million square feet of industrial use) at this site based on the site’s Industrial and Airport land use designations and IG and ONT zoning (maximum 0.55 floor area ratio), consistent with The Ontario Plan 2050. However, under existing State land use law, the development of this industrial space is not possible unless the 248 parcels are consolidated through the proposed Tentative Parcel Map. The project thus facilitates the development of the industrial use that was proposed and previously analyzed in TOP 2050 SEIR. Overall, the proposed buildout would be within TOP 2050 SEIR buildout assumptions for the project site.
