Document Description
A request by Flint, A General Partnership, for a Tract Map and Conditional Use Permit (N-SUB2025-00026) and Conditional Use Permit (N-DRC2025-00031) covering two adjacent parcels. The Tract Map and Conditional Use Permit (covered under N-SUB2025-00026) will authorize smaller lot sizes as a planned development and allow for the construction of twelve detached single-family residences of 1,654 square feet each on the south side of Flint Place (APN 092-575-001). The Conditional Use Permit (N-DRC2025-00031) will authorize 24 one-bedroom apartment units of 651 square feet each on the north side of Flint Place (APN 092-576-005). The project will include off-site road improvements to Flint Place and project-related infrastructure. The project will result in the disturbance of the entire approximately two-acre site. Adjustments to the access and improvement design standards pursuant to Title 21 are also included in the request. The project will utilize the Regional Housing Incentive Program pursuant to Section 22.12.010. The project sites are within the Commercial Retail and Residential Multi-Family land use categories and are located at 651 West Tefft Street in the community of Nipomo. The site is in the South County Sub-Area of the South County Planning Area.
The proposed project is the same physical development previously approved under County project number SUB2019-00092 and evaluated in the Initial Study and Mitigated Negative Declaration prepared under environmental determination ED20-085 and State Clearinghouse number 2021010262. The prior land use entitlement expired before it was exercised, and the applicant has submitted new applications for approval of the same project.
