Document Description
The Modified Project proposes to replace the previously approved 25,000-square foot "creative office building" with a 42,000-square foot "resident office and amenity building and leasing office" building to allow for flexible co-working space and added site amenities for residents. To further accommodate the work-from-home lifestyle, the Modified Project would also increase dwelling unit sizes to allow for den space. Building A and Building C have been redesigned from a wrap layout to a podium design, which would also reconfigure site parking into one self-contained structure per building. The Modified Project would result in fewer residential units (reduced from 1,057 units to 957 units) and reduced density (reduced from 69.4 dwelling units per acre [du/ac] to 62.8 du/ac), provide a reduced number of parking spaces (from 1,914 spaces to 1.766 spaces), and provide more outdoor and indoor amenity spaces sitewide. The Modified Project proposes amendments to the previously approved Master Plan and Tentative Tract Map for the One Metro West project. The proposed revisions to the Master Plan are considered minor changes and may be approved administratively by the City's Planning Division. Additionally, the proposed revisions to Tentative Tract Map No. 19015 are in substantial conformance with the previously approved map; therefore, no additional discretionary approvals from the City are required.
