Document Description
The project proposes a Specific Plan Amendment (File No. PSPA25-005) to establish a Mixed-Use Overlay district (Planning Area 3A) within the existing Planning Area 3 (Urban Commercial) land use district. The proposed overlay will allow a mixed-use development that could include up to 1,400 residential units and up to 50,000 square feet of commercial/retail uses. The intent of the Specific Plan Amendment is to establish criteria and parameters for future development projects that are distinguished, high quality, and provide opportunities for high-end dining, retail, and resort-style residential living. Additionally, the proposed amendment will also ensure greater consistency between the Specific Plan and The Ontario Plan (TOP) Policy Plan. TOP currently designates the site as Mixed Use (MU-Meredith), allowing up to 125 dwelling units per acre with intense office and retail uses to support. Furthermore, TOP envisions this area with regional-serving retail and/or office, and stand-alone residential projects that can create a mixed-use environment in both horizontal and vertical form.
