The project proponent is requesting to reallocate development maximums within the six (6) planning Sub Areas of the Grapevine Specific and Community Plan, update the roadway network within Sub Area 6a and revise language to allow final road alignment deviations to be determined at the Tract Map stage and update figures, exhibits, and tables throughout the Grapevine Specific and Community Plan and
the Grapevine Special Plan to reflect the proposed changes:
(a) Amendment to the Grapevine Specific and Community Plan (SPA 163, Map 500) to amend Chapter 2 - Land Use, Conservation, Open Space, and Recreation to reallocate single-family detached and single-family/multi-family attached residential units from Sub Areas 4 and Sa to Sub Arca 6a; reallocate commercial square footage from Sub Area 6a to Sub Areas 4 and Sa; and reallocate industrial square footage from Sub Area 6a to Sub Areas 6b-6e, and amend Chapter 3 - Circulation and Infrastructure to update the roadway network within Sub Area 6a from a grid to a loop pattern and update text and figures to allow final road alignment deviations greater than 300 feet within the Specific Plan Boundary except in the EA (Exclusive Agriculture) and OA (Open Area) zoning districts.
(b) Modifications to the Grapevine Special Plan (Mod No. I to SP No. 2, Map 202; Mod No. I to SP No. 3, Map 2 I 8R; Mod No. 1 to SP No. 3, Map 219) to reallocate single-family detached and single-family/multi-family attached residential units from Sub Areas 4 and 5a to Sub Area 6a; reallocate commercial square footage from Sub Area 6a to Sub Areas 4 and Sa; and reallocate industrial square footage from Sub Area 6a to Sub Areas 6b-6e, updates to figures and zoning references, and other minor text edits consistent with the proposed amendment to the Grapevine Specific and Community Plan.
Implementation of this request will not expand the previously approved project boundaries or expand the previously approved number of authorized residences or development within the Specific and Special Plan
