The proposed project is a request by David Crabtree for a Phased Tentative Tract Map (Rivers Edge Development/Tract 3207) and Conditional Use Permit (N-SUB2022-00047) to subdivide a 43.26 gross acre parcel into a Cluster Subdivision/Planned Unit Development consisting of 181 residential parcels of varying sizes, configurations, and housing types, approximately 3.8 acres of commercial development, 3 utility parcels, and approximately 12 acres of park and open space for a total of 190 parcels along with various onsite and offsite improvements. The project includes a request for 1 concession under California Density Bonus Law (California Government Code Sections 65915) in exchange for including moderate-income affordable housing. The proposed project is located on the bluff overlooking the Salinas River at 3000 Indian Valley Road near the intersection of N River and Cross Canyon Roads in the community of San Miguel and is consistent with the San Miguel Community Plan. The site is located within the Salinas River Sub-Area of the North County Planning Area. The project site is within the service area of the San Miguel Community Services District.
