            In addition, the applicant proposes to construct a workshop and storage facility.  The project is to be developed in two phases.  Phase one would be approximately 5,040 square feet of shop space and approximately 1,280 square feet of retail showroom space, with a 960 square foot upstairs caretaker's apartment.  Phase two would be the removal of the existing Quonset building and the addition of approximately 3,820 square feet of additional storage or shop space.  The subject property is currently zoned C-2-1.0 (Highway Services and Tourist Commercial-1.0 acre minimum).
