            Proposal to subdivide an 8.0 acre parcel on the northeast corner of Browns Valley Road and Vaca Valley Parkway into 56 lots for detached single-family homes.  The lots range in size from 3,612-sq. ft. to 10,076 sq. ft.  The proposal includes one single-story house plan and two two-story house plans ranging in size from 1,563-sq.ft. to 2,167 sq.ft.  Proposed building materials include concrete tile roofing, cement plaster/stucco exterior wall finish, stone veneer, and section garage doors.  As part of this project, the applicant is requesting a General Plan amendment, and a zone change from Neighborhood Commercial (CN) to Residential Low-Medium Density.  Access to the subdivision will be provided via Vaca Valley Parkway.  Secondary access for emergency vehicles only will be provided from Browns Valley Road.  The project includes standard public streets and underground utilities.
