                Document Description
            
            The proposed project is a conditional use permit to authorize sale of beer and wine in a 7-11 store and gas station, to be built on a vacant land.  The property is a level vacant 29,355 square feet parcel, located in an urban area at the corner of Imperial Highway and Shoemaker Streets.  The proposal is to build a 2,940 square feet 7-11 store and a gas station with 3,600 sq.ft. of canopy over 12 fueling positions.  Two fuel tanks located on the west of the parcel along Shoemaker Street will serve the 12 fueling positions.  A billboard is currently situated on the lot, which will be removed by the owner.  The surrounding land uses are mostly composed of single-family residences on the north and northeast within the unincorporated area and commercial uses (one restaurant, several manufacturing and warehousing businesses, and several vacant commercial lots) on the west and south within the City of Santa Fe Springs.  An auto repair facility to the east of the project is also located within the unincorporated area.  A church bounds the project on the north.
