                Document Description
            
            The applicant proposes to create four single-family residential parcels ranging in size from 5,100 square feet to 5,957 sf, with one remainder parcel that contains one single-family dwelling.  The remainder parcel is 46,660 sf.  The applicant additionally proposes to construct four two-story single-family dwellings on the newly created lots and a cul-de-sac off of Soquel Drive for access to the new parcels.  This project requires a Minor Land Division, Soils Report Review, Roadway/Roadside Exception, Riparian Exception, and a Preliminary Grading Approval to grade approximately 580 cubic yards.  The project is located on the south side of Soquel Drive, approximately 100 feet east of Orchard Street, in the Soquel planning area.
