The applicant has filed a conditional use permit application for approval of a convenience store and coffee shop/deli as additional entitlements to the previously established land uses. Since the proposed additional uses to be established incrementally are expected to bring more customers, the applicant seeks a conditional use permit for a dozen new off-street parking spaces on a strip of land, a previous railroad spur line, located about 200 feet to the west of the subject building.
